Deprecio was formed to do one thing properly: take buildings apart on paper and put every component on the schedule it belongs on, with documentation that survives scrutiny.
Why a separate brand
Shurek Accounting & Tax has spent years preparing returns for real estate owners, and the same finding kept surfacing: buildings sitting on a single line, depreciating over four decades, with hundreds of thousands of dollars of short-life property buried inside them.
Doing that work properly needs a different discipline from tax preparation. It needs someone who can read a set of drawings, walk a mechanical room, take off quantities and price them. So we built a firm around it rather than bolting it onto the practice — and kept the two connected, so a client who needs both gets one engagement instead of a hand-off.
How we work
- Engineering-based, always. No percentage rules of thumb, no residual estimates dressed up as a study.
- Built to the IRS audit guide. All thirteen principal elements, addressed explicitly in every report.
- Fixed fees. Never a percentage of your savings — that is the wrong incentive and we will not take it.
- We say no. If the feasibility review says a study does not pay for you, that is what you will hear.
- Audit support included. We wrote it to be defended. Defending it is part of the job.
