Starting prices reflect straightforward properties with complete documentation. Complex assets, missing records, multiple placed-in-service dates, portfolios and expedited timelines are quoted individually. You will always have the fee in writing before work begins.
What drives the fee
Four things, and none of them is your tax bracket
Square footage, number of buildings, and how component-dense the property type is.
Complete construction records make the work faster and cheaper. Reconstructing costs takes longer.
A current-year study is simpler than a look-back requiring recomputation across a decade.
Site inspection logistics, tenant coordination and multi-site portfolios.
The study is one piece. We can handle the rest of the return.
Deprecio is part of the Shurek Accounting & Tax family of brands. If you want the study and the tax work under one roof — the return, the Form 3115, entity structure, quarterly estimates, multi-state filings — that is a single engagement, not a hand-off between two firms.
Common questions
Why is the fee not a percentage of my savings?
Because contingent fees on a determination of tax liability sit awkwardly under the practitioner conduct rules, and more practically because it distorts incentives. A firm paid on the size of the reclassification has a reason to push the number. We quote a fixed fee scoped to the engineering work, and the number lands where the evidence puts it.
When do I pay?
Half on engagement, half on delivery of the draft report. Portfolio programmes are invoiced monthly against an agreed schedule. Deposits can be paid by card through the links above or by ACH on invoice.
Is the fee deductible?
Professional fees for a cost segregation study are generally deductible as an ordinary and necessary business expense in the year incurred. Your preparer will confirm the treatment for your situation.
What if the study does not produce enough benefit to justify the fee?
We tell you that during the free feasibility review, before you sign anything. If we get it wrong and the finished study produces less than the range we quoted, call us — we will make it right. We would rather turn work away than take a fee for something that did not pay.
Do you charge extra for audit support?
No. If a return containing our study is examined, we support the position at no additional cost — the report was written to be defended, and defending it is part of the job.
No-cost feasibility review
Find out what your building is hiding.
A feasibility review is free and takes about twenty minutes. Bring the closing statement and the depreciation schedule; we will tell you plainly whether a study pays for itself.
